Residential stamp duty calculator
Stamp duty on a house or apartment, slice by slice.
How to use it
- Enter the price of the residential property.
- Tick the box only if the purchase is three or more apartments in the same block.
- Read the duty band by band. The total is the sum of those slices.
The residential rates
On an ordinary house or apartment the duty is 1% of the first €1 million, 2% of the next €500,000, and 6% of anything above €1.5 million. Revenue’s own slice example is €1,000,000 at 1%, €500,000 at 2% and €100,000 at 6%, which is €26,000 on a €1.6 million price.
If the price is for three or more apartments in the same block, the 6% rate does not apply. The balance above €1 million is charged at 2%. These are the rates for instruments executed on or after 2 October 2024, and they are still the rates Revenue shows.
What this page does not charge
Buying ten or more houses in a twelve-month period can bring in a separate 15% rate. That rule is not calculated here. Non-residential property has different rates, and they are not here either. This is not a stamp duty return.

Questions
Is there a first-time buyer rate?
Not in the current residential rate table. The 1%, 2% and 6% rates apply to the consideration. Help-to-buy and other schemes are separate from this calculation.
Does the 6% rate apply to a block of apartments?
Not when the consideration is for three or more apartments in the same block. Tick that box and the balance above €1 million stays at 2%.
